Tried them, as mentioned in first post. Wanted more opinions. Looks like tree.io is a winner(?).
Depends on your preferences. Whatever works for you is fine. Even if it's just a spreadsheet. Mine's just workflowy. But that's online and still no offline client that syncs.

Thats the reason I asked the question to the community, to get input and all suggestions have been good. Some are close to what I am looking for currently and some very far off, but still good for some other things.
how about using http://trac.edgewall.org/ ?
Issue management as well - not to mention it lacks features / polish. Used it before.
I use basecamp.com it isnt free but is really great at keeping track of projects and collaboration.
We are using Comidor(https://www.comidor.com ) which has a lot of PM tools linked with task management and real-time communication functionalities.
Using or are actually from Comidor ? (same icon, first post etc etc )

My company has been using http://www.collabtive.com/ for about a year now and its great. Self hosted as well and its open source so we have customised it to match out needs.
Edit: just read op's post and you mentioned collabtive too but the site's are not the same. Not sure how those two are different.
